Grand Rapids MI Real Estate Market Report Nov 2008 ~ Hidden Hills in Cascade Township

Hidden Hills is an established neighborhood of homes off Cascade Road

and 30th Street in Cascade Township, Michigan, a suburb of Grand Rapids

 Home construction started here in the 1960's housing boom in the Forest

 Hills School District and has continued through to today. There are new

homes still being built in this neighborhood.

Mid-size homes with quality construction are the rule, this suburban sub-

division area has been a desirable  place to live in the Grand Rapids home

market for many years.

At the current rate of sales, we have a 10 month supply of homes

in the Hidden Hills market.

 

MARKET SYNOPSIS: Hidden Hills home prices still seem to be slipping

downwards in price, not appreciably, but they still have a downward trend.

Time on the market has increased and will probably continue to do so for the

winter months.  No new homes have come on the market and many of the

over priced homes in Hidden Hills have decided to not sell in this market.

Grand Rapids MI Real Estate Market Report ~ Greentree Farms in Ada Township Nov 2008

Greentree Estates is a small subdivision in Ada Township south of

Conservation Avenue and just east of Honeycreek Avenue. The homes

located here are large, executive style homes, usually with acreage sites. 

Most of the houses were built in the 1970's to 1980's.  These homes are

prized for their privacy setting in a heavily wooded, natural area, (you can't

always see your neighbor's house) and the presitigious Forest Hills Public

School System.  This area of Ada Township has rolling hills, covered with

native hardwoods, and is very picturesque. Seidman Park is just across the

street with it's nature trails and cross country ski trails.

 MARKET SYNOPSIS: The middle upper end market has been hit hard

in our area. Many people in this market are downsizing and can't find

buyers for their homes. Pricing is KEY to the sale of your home.  This

report really typifies what happens. Sellers are told the market conditions.

but their home is special. Someone will come along, fall in love with it  and

pay their asking price, or pretty close to it. As you can see, not much activity

here all summer. Selling prices have come down but not enough for buyers. 

The selling price was $ 123 a sq ft for the summer market, the winter market

is usually less robust and fewer buyers can command lower prices. If you are

waiting for a sellers market to come back, it might be 2 years before this

current trend turns around, or maybe not....??

Grand Rapids MI Real Estate Market Report Nov 2008 ~ Caravelle Village in Cascade Township

Caravelle Village is an established subdivision built in the late 1960's

 and 1970's just south of Burton Street, east of Kraft Avenue and west

of Cascade Road in Cascade Township.  These Grand Rapids Homes

have the traditional mix of two stories, tri-levels and ranches.  A desirable

place to live with median priced homes, Forest Hills Schools, and close to

28th shopping and restaurants. Originally built by a variety of builders, the

 homes here are quality construction in a safe neighborhood and close to

Grand Rapids MI Real Estate Market Report Nov 2008 ~ Adatowne in Ada Township

Adatowne is a popular entry level home market in the Ada area of

the Greater Grand Rapids metropolitan area.

Part of the appeal is the proximity of Ada Elementary, Forest Hills

Central Middle and High Schools, Ada Christian Schools, St Roberts

School and being close to the village of Ada. Adatowne is an

established subdivision, started in the early 1970's by E.L. Ladd

Builders of Ada. I have held many open houses in these new plats

 and sold many of the homes as new construction - to be built.

If you doubt the power of your home as an investment, a basic

ranch (about 1000 sq ft) sold  for $ 19,900 in 1975.

With the new trend of consumers downsizing, the real estate market should remain

strong and viable for Adatowne homes, as long as they are in great condition

and priced at $116 a sq ft.

Grand Rapids MI Real Estate Market Report Nov 2008 ~ Ada Woods in Ada Township

Ada Woods is an established development of homes in Ada, Michigan,

 just west of Ada and south of Fulton Street (M46).  Ada Woods started

 out as an E.L. Ladd development but towards the end of the project

many lots were sold to other builders and completed by individual owners.

  The dates of building range from 1980's to 2005.  Most of the homes 

have more square footage and more amenities than Adacroft Commons,

its  adjacent neighborhood.  As with Adacroft Commons, there is designated

common land in the development that remains heavily wooded and in a

natural state.   This development is in the Forest Hills School System and

 close to several private schools.

MARKET SYNOPSIS: As you can see by the numbers, average sold price has

 lowered, and the average asking price has risen. The expired number is up

 which tells me that some sellers have given up trying to get their asking price. 

If you don't have your Ada Woods home priced about $ 125.00 a sq ft, you

Ada Michigan Real Estate Market Report November 2008 ~ Clements Mill

Clements Mill is  a newer home development built by Eastbrook

Construction in the Ada MI area, started in 1999 and completed in

2003. Apart from newer homes, part of the appeal is the proximity

of  Forest Hills Central Middle and High Schools, Forest Hills

Woodlands 5/6 School, St Roberts & Ada Christian Schools, which

are within walking distance.

Clements Mill is midway between the Village of Ada and Forest Hills

shopping area at Cascade Road and Forest Hills. 

Ada's Clements Mill has seen steady to declining values in the short

time it has been built out.  This is largely due to the current over

abundance of houses for sale in a soft resale market.

Jim Ferro states that the Ada population has grown by 20% since

 2000. There is a new proposed 80 condo units - Villas of Ada

and Stone Falls of Ada - a 210 unit apartment complex, currently

open & under construction here.  The Stone Falls of Ada apartment project

is adjacent to Clements Mill.  Both are scheduled for completion by

spring 2009.

Grand Rapids Michigan Real Estate Market Report ~ October 2008 ~ Forest Hills Gardens

Forest Hills Gardens is located between Ada Drive and Hall Street just

west of Forest Hills Central High School in Ada Township.  This well

established residential development of about 200 homes was built in 

the 1960's and 1970's with a few of the homes bordering on Paradise Lake,

pictured below.

Many of the homes are still occupied by their original owners, though

 the neighborhood is starting to turn over with younger families being

attracted to the quiet neighborhood in an excellent location, close to

 local public and private schools. It is literally walking distance to

Forest Hills Central Middle and High Schools.  Ada Christian is a short

distance away on Ada Drive.  Ada, Forest Hills & 28th Street shopping

are just minutes away by car.

Forest Hills Plat in Grand Rapids Michigan is a well established

home neighborhood located just west of Forest Hills Drive and

just south of Fulton Street.  Built in the late 1950's and 1960's

by R.D. Brooks, this development has a community outdoor pool,

community association, and common park area for residents who

 belong to the association.  This report also includes The Vineyards,

which is a newer subdivision just north of Forest Hills Plat.

Course  just south of Cascade Road.   If you don't like golf, 

 get defensive when a stray golf ball rolls into your "yard" you

 probably would be better off not buying a home or condo

 at Watermark. Of course you would be missing out on the

best golf course in Grand Rapids (no prejudice  here, just 

the facts, folks)

Yes, I play Watermark golf course every chance I get. Watermark

 is a premier course with a friendly group of players.  We have an

excellent grounds staff and a great pro shop staff.

Watermark single family homes and condos make this a very attractive

place to live. Quality built homes with access off Cascade Road and

Spaulding Drive, you are close to the airport, 28th Street shopping,

I96 expressway and close to Cascade, Ada, and Forest Hills

schools and shopping areas.
