Forest Hills Michigan Top Best Buy Homes - January 2010

We have gathered a list of the Top Best Forest Hills Houses

(Ada-Cascade) to buy, based on price per square foot.

Please note: This list can change daily as some homes sell,

prices are adjusted and other homes come on the market.

The homes listed below are probably dated and would need

updating with new carpeting, paint, and kitchen - bath redos

at a minimum to bring them to current market standards.

They might need major repair work done, such as new roofs,

new plumbing, electrical & other major mechanicals.

 

Check back often or just subscribe to our blog to get

up-to-date local real estate information that you want to know.

The total square footage is noted here, although only the

main floors are used to figure price per square foot, not the

basement, even if finished.

The lowest price/Sq Ft for homes range from $36.82 to $78.05 in Forest Hills.

The lowest list price is $54,900 and the highest list price is

$288,900 for January 2010 homes in Forest Hills School District.

This list could include properties in Ada Township, Cascade

Township, Grand Rapids Township, Lowell Township, and the

city of Kentwood.

Forest Hills (Ada Cascade) MI Real Estate Absorption Report

Forest Hills is actually a school district in Ada - Cascade MI. This market

is always active. These Grand Rapids suburban communities have

wonderful neighborhoods, some new and some older with Top Ranked

Forest Hills Public Schools, and private schools, such as Ada Christian

& St Roberts that attract  many home owners.

This report will cover the 2009 real estate market activity, which we have

broken down into 3 separate price categories, which have very different

markets emerging for 2009 totals.

Forest Hills Eastern High school Ada Township MI

Forest Hills MI Listings $ 500,000+

Not much demand and lots of time on the market in the higher price

 brackets of Forest Hills with a 24 month Absorption Rate, which

means it would take 24 months for the current inventory to sell.

 

Active Listings - 88

Average Price - $ 834,266

Pending - 1

Sold - 43

Average sold price: $ 684,349

Average Sold/Sq Ft: $198.52

 

          Forest Hills MI Listings  $250,001 - 499,999

The absorption rate for Forest Hills MI is 9.3 months, which means if no

new listings come on the market, it will take 9.3 months to sell the existing

$250K-499K homes at the current rate of sale.  This rate is down significantly

from  mid-summer rates, but sold prices are still inching downward.  Inventory is

down slightly, but number of sales are holding fairly steady. We aren't back to

a normal market time of 3-6 months yet, but we are heading in that direction.

This is down from last month, but still within normal range, a fast moving

area of the Grand Rapids real estate market.

$ 300K+ homes at the current rate of sale.  This rate is down significantly

 from  last month, sold prices are inching upward.  Inventory is down slightly,

but sales are holding fairly steady. Your Forest Hills home has a good chance

to sell if it is in good condition and priced correctly.

Stone Falls of Ada, Ada Mi - New Apartment Complex Under Construction

A new 210 unit luxury apartment complex is taking shape in Ada, Michigan.

The new complex, named Stone Falls of Ada, is scheduled to be completed

in spring 2009. The Dayton Ohio based group that is constructing the

development, the Miller-Valentine Group,and their partners, Boston based 

CrossHarbor Capital Partners LLC reports that the complex will have one,

 two, and three bedroom apartments ranging in size from 856 square

 feet to 1460 square feet. The location of the project is on the east side

of  Spaulding Road just south of Fulton Street.

As you can see, construction is well under way.  The buildings in the far back

ground are the Townhouses and condominiums of Clements Mill.  This part of

the Clements Mill project was sold to be completed as apartment dwellings. 

This is a fairly new feature in Ada Township.

Prior to this development 98 per cent of the homes in Ada Township were

 single family residences.  There are a lot of apartments in the Grand Rapids

area but very few in Ada. It will be interesting to see if Ada is attractive to renters.

Ada MI ~ June 2008 ~ Clements Mill Real Estate Market Report

Clements Mill is  a newer home development built by Eastbrook

Construction in the Ada area, started in 1999 and completed in

2003. Part of the appeal is the proximity of  Forest Hills Central

Middle and High Schools, Forest Hills Central Woodlands 5/6 School,

 & Ada Christian Schools, which are within walking distance.

Clements Mill is midway between the Village of Ada and Forest Hills

shopping area at Cascade Road and Forest Hills. 

Clements Mill has seen steady to declining values in the short time

 it has been built out.  This is largely due to the current over-abundance

of houses for sale in a soft resale market.

The Ada area growth trends remain strong. Ada Township planner,

Jim Ferro states that the Ada population has grown by 20% since

 2000. There is a new proposed 80 condo units - Villas of Ada

and Stone Falls of Ada - a 210 unit apartment complex, currently

under construction here.  The Stone Falls of Ada apartment project

is adjacent to Clements Mill.  Both are scheduled for completion by

spring 2009.

Adacroft Commons, Ada MI ~ June 2008 Market Report

Adacroft Commons is a popular home market in the Ada area.

Part of the appeal is the proximity of  Forest Hills Central 

5/6 School, Middle School, High School & Ada Christian

School, which are within walking distance. Adacroft is also close

 to the village of Ada and Forest Hills shopping.

It is an established subdivision, being started in the early 1970's

 by E. L. Ladd Builders of Ada, at the same time they were building

in Adatowne.  Adacroft Commons homes were required to have a

 two stall attached garage and a family room, while Adatowne

homes did not.  There is designated common land in the

development that remains heavily wooded and in a naturalstate,

as in its adjacent neighborhood, Ada Woods.   

I have held many open houses in these plats when they were new 

 and sold many of the homes as new construction - to be built.  

We personally purchased a spec home here  in 1976 and lived

 in Adacroft for 5 years before we  built our dream home on 6 acres

 (also in Ada Township).

 

If you doubt the power of your home as an investment, a 4 bedroom

two story home (about 1750 sq ft) sold for $ 39,900  in Adacroft

Commons in 1970.

Ada MI ~ June 2008 ~ Adatowne Real Estate Market Report

Adatowne is a popular entry level home market in the Ada area.

Part of the appeal is the proximity of Ada Elementary, Forest Hills

Central Middle and High Schools, Ada Christian Schools, and close to

the village of Ada. Adatowne is an established subdivision, being started

in the early 1970's by E.L. Ladd Builders of Ada. I have held many open

houses in these new plats and sold many of the homes as new construction.

If you doubt the power of your home as an investment, a basic ranch

(about 1000 sq ft) sold  for $ 19,900 in 1975.
