Forest Hills Michigan Absorption Report ~ Clements Mill Jan 2009

Clements Mill is  a newer home development built by Eastbrook

Construction in the Ada MI area, started in 1999 and completed in

2003. Apart from newer homes, part of the appeal is the proximity

of  Forest Hills Central Middle and High Schools, Forest Hills

Woodlands 5/6 School, St Roberts & Ada Christian Schools, which

are within walking distance.

Clements Mill is midway between the Village of Ada and Forest Hills

shopping area at Cascade Road and Forest Hills.

Ada's Clements Mill has seen steady to declining values in the short

time it has been built out.  This is largely due to the current over

abundance of houses for sale in a soft resale market.

The Ada area growth trends remain strong. Ada Township planner,

Jim Ferro states that the Ada population has grown by 20% since

 2000. There is a new proposed 80 condo units - Villas of Ada

and Stone Falls of Ada - a 210 unit apartment complex, currently

open & under construction here.  The Stone Falls of Ada apartment

projectis adjacent to Clements Mill.  Both are scheduled for

completion by spring 2009.

listed on the local MLS board.  This is an extremely desirable area

to live, with its close proximity to Forest Hills Central Middle &

High Schools.  In the above stats you can see the $20,000

disconnect between sellers and buyers, or $36 /SqFt. on the

main floor.  If you would like to sell in this market, you have to

be priced at the current market price, not 2004 prices, IF you want

to sell your home.

Grand Rapids MI Absorption Report ~ Quail Crest Condos ~ Jan 2009

The Quail Crest Condo development is located west of Spaulding

 and north of Burton Street in Cascade Township.  There is an

entrance off Spaulding Avenue and off Burton Street. This condo

development was started in the late 1980's and continued building

into the late 1990's. 

The condos are spacious with cathedral ceilings and many have

finished lower levels with extra bedrooms and baths. This area

has been very attractive for retirees, as they are close to all the

local amenities and shopping but no house maintenance. Forest

Hills Public Schools are the school district,Watermark Country Club,

Forest Hills  & 28th Street shopping are a short distance away.

 The miles of Cascade-Ada Bike/Walking Trail

connects to downtown Cascade, downtown Ada, and 28th St.

This is very high for the Grand Rapids Market, which means either prices

Centennial Park Meadows Condominiums are located just off 28th Street

and Thornapple River Dr. in Cascade, Michigan. The Condos wrap around

the  Centennial Golf Course and community.

This private par 70 golf course has plenty of challenges for golfers at

 every level.  This community also has a clubhouse and restaurant for

members.

 We have relocated several clients into this community and they find it a

 wonderful place to live. Just minutes from 28th Street & Cascade shopping,

of sales.  This is a high number for Grand Rapids, which reflects the

weak market for condos, over priced listings, or a combination

of both, which I believe is the case. [Note the disconnect between

the Expired price/SqFt and Sold price/SqFt].

Grand Rapids MI Absorption Report ~ East Village ~ January 2009

The East Village subdivision off  Ada Drive in Ada Township is a fairly

new development. The new housing construction started in 2005 and

is still continuing to date. You can buy a resale home or a new home

in this centrally located housing development.  Near both public and

private schools, East Village is also close to  Forest Hills and 28th

Street shopping areas. The Ada Bike or Walking Trail also connects

this area on Ada Drive with the village of Ada, Grand Rapids, and the

village of Cascade.

East Village is also close by the expressway for easy access to many

different parts of our greater Grand Rapids area.  Large,

executive style homes with many amenities and extras are the rule in

this neighborhood. If you would like to start with a brand new house,

this may be the place for you to call home.

East Village average price/sqft (main floor): $ 166.49

East Village average days on the market: 29 days

East Village SOLD homes average price: $ 464,900.

East Village SOLD homes average price/sqft: $161.71.

East Village SOLD homes average days on market: 86 days

 

Expired: 9

East Village expired homes average price: $441,933

East Village expired homes average price/sqft: $167.66

 

East Village Homes are selling, if priced correctly.  Buyers are

paying about $160/SqFt on the main floors.

The absorption rate for East Village is 8.4 months, which means

 if no new homes enter the marketplace, it will take 8.4 months

 for the current home inventory to sell. If you don't need to sell

 your East Village home now, I would recommend you take it

off the market. Overpriced homes are not selling.

Forest Hills Michigan Absorption Report ~ January 2009

Forest Hills is actually a school district in Ada Cascade MI. This market

 is always active. These Grand Rapids suburban communities have wonderful

neighborhoods, some new and some older with Top Ranked Forest Hills Public

 Schools, and private schools, such as Ada Christian & St Roberts that attract

 many home owners. 

 This report will cover the Sept 1, 2008  to Jan 26, 2009 real estate

market activity.

 

Forest Hills Eastern High school Ada Township MI

 

             Forest Hills MI Listings over $300,000

The absorption rate for Forest Hills MI is 16.23 months, which means if no

new listings come on the market, it will take 16.23 months to sell the existing

homes at the current rate of sale.  This rate is up from last month, sold

prices are about the same. Fewer listings and sales this month, the average

 list price is lower for this upper end category. There is still a disconnect

 between average listed price/sqft and average sold price/sqft of about

 $40/sqft.

 

There are 211 Active Forest Hills Listings in the over $300,000 category with

an average price of $649,207.   The Average price per square foot of Active

Listings is $200.70 with a low price of $300,000 & a high price of $2,700,000.

 

There have been 54 Sold Forest Hills Listings in the over $300,000 category

with an Average price of $478,126.  The Average Sold price per square foot is

$ 161.09. The lowest sold price is $309,900 & the highest sold price is

$850,000.  There are 11 Pending Forest Hills Listings in this category.

 

 

             Forest Hills Listings  $100,000 to $300,000

The Absorption rate for Forest Hills homes in this price range is 8.2

months, which means that if no new homes enter the market, at the

current rate of sales, it will take 8.2 months to sell all current inventory.

 

There are 192 Forest Hills Active Listings in Ada -Cascade with an Average

 Price of  $212,186.  The Average Active Price/SqFt is $120.63 and the

Average Active Days on the Market are 119.  The High Active Price is

$300,000 and the Low Active Price is $101,800.

 

There have been 90 Sold Forest Hills Listings in the last 5 months.  The

Average Sold Price is $197,706 with the Average Sold Price per square foot

at $105.87.  Average Sold Days on the Market is 121 Days.  The high Sold

 price is $299,900 & the low sold price is $104,500.  There are 27 Pending

Sales in this category.

 

Market Synopsis: Although the absorption rate is one of the lowest in the area,

for the under 300K homes, this market area seems to be similar to last

month. Fewer active listings, and average list prices are inching slightly

downward. Average sold price has stayed almost the same although

more homes sold this month than last.

Caledonia MI Absorption Report ~ January 2009

Current Caledonia MI Real Estate Market Report

Absorption rate for Caledonia MI Market is  currently 9.6 months,

which means if no other homes come on the market, it will take

9.6 months for the current inventory to sell at the current

sales rate.

There are 133 current active listings, from $60,900 to $1,100,000 in

Caledonia MI.

20 Pending Home Sales, and 77 Sold Homes since July 1, 2008.

 

The current average Caledonia home listed price is much higher

(about $130K) than the average selling price.  This shows

that the upper end of the Caledonia  market is slow and the

lower end (under $200K) is selling.  Sold price per square foot

continues to slide downward. There are some excellent buys

in Caledonia, don't wait until they are gone.
