Ada Michigan Neighborhood Real Estate Market Report - Adacroft Commons April 2010

 

The Ada area growth trends remain strong. Ada Township planner,

Jim Ferro states that the Ada population has grown by 20% since

2000. The new 80 unit condo site – Villas of Ada and Stone Falls of Ada

– a 210 unit apartment complex, currently under construction here.

Both of these new developments are quite close to Adacroft Commons.

Market Synopsis: Adacroft Commons Homes are selling for under

$100/SqFt.  The neighborhood Absorption Rate is 3 Months, sales

activity has slowed considerably and prices are lower than last year.

The key is “Home Condition”.  If you still have the 1970’s and 80’s

kitchen, baths, and decor, you aren’t going to get top dollar for

your Adacroft home.  If your home is priced appropriately,

you have the best chance of selling in this buyer’s market.

Ada Michigan Park & Arboretum Celebrates Earth Day Sat 4-24-2010

 

Ada Park in Ada Michigan is going all out for Earth Day/ Arbor Day

this year with a Festival.  The celebration will start at  10 AM and

continue until 2 PM at Ada Park & Arboretum on Saturday,

April 24th, 2010.  Ada Park is located at 1180 Buttrick Ave. 

 

 Festival admission is free, although donations are accepted.

The Festival will celebrate Earth Day and Arbor Day with exhibits

on trees, landscaping, native plants, invasive plants and insects.

 Activities for all ages include:

  • Games
  • Crafts
  • Fishing in the pond

 

Activities are also free, except for one craft and ‘tree themed ‘ snacks.

Each group will receive a free white pine sapling as long as supplies last.

The white pine is Michigan’s state tree.

Ada Park Les Craig Learning Center

A morning gathering in the learning center for coffee and donuts,

followed by a guided leisure walk ( 25 minutes) to look for and

 listen to local birds.

 

Nature Walk – Thursday May 6th – 9-10 AM

Ada Park Shelter and Trails

A guided walk ( 40 minutes) along the paved paths through the

 Arboretum and Nature Area in search of spring wildflowers

and other natural beauties. Refreshments at the end in the

shelter.

 

Lunch with Punch  Wednesday, June 9  12-1 PM

Ada Park Les Craig Learning Center

A time to gather with friends for a nice meal and fellowship

 in a pleasant setting. Lunch provided by the Ada Park staff

and volunteers. Optional walk in the park after lunch.

Beautiful Bugs  Wednesday May 12

What beautiful bugs live in our neighborhood? Go on an insect

hunt and pretend to be a firefly looking for some friends.

 

Jump, Frog, Jump!  Wednesday June 2

Frogs are singing, croaking, and jumping everywhere. Look and

 listen for frogs around the pond, try to hop like a frog, and

make a fun “frog” craft to take home.

Saturday June 12 10 AM – 1:30 PM  4-12 yr olds

Kent Country Sheriff Department will host fun activities and food

 for all who attend with bike inspections, helmet inspections, bus

safety, fire safety plus a bike obstacle course form 10- 12 AM

At noon awards, raffles, and a free cookout lunch followed by

the ‘Bike Parade” at 1:00pm  Bring your own bike and helmet.

Donations up to $ 5.00 per child will go towards the Community

Policing Unit. Make checks payable to: K.C.T. S Action Fund.

Free Evening Fishing  Ada Park  Thursday June 17 from 6-8 PM

Open fishing for youth with their families at the Ada Park pond.

Ada Michigan Neighborhood Real Estate Market Report - Adatowne - Jan-Dec 2009

Adatowne is a popular entry level home market in the Ada area of

the Greater Grand Rapids metropolitan area.

Part of the appeal is the proximity of Ada Elementary, Forest Hills

Central Middle and High Schools, Ada Christian Schools, St Roberts

School and being close to the village of Ada. Adatowne is an

established subdivision, started in the early 1970's by E.L. Ladd

Builders of Ada.

 I have held many open houses in these plats  and sold many of

 the homes as new construction - to be built.

If you doubt the power of your home as an investment, a basic

ranch in Adatowne (about 1000 sq ft) sold  for $ 19,900 in 1975.

MARKET SYNOPSIS:  Absorption Rate for Adatowne is 3.44 months,

which means it would take 3.44 months for the active listings to sell,

if no other homes entered the market, according to current sales

statistics.    Price per square foot has went up for both sold

and active listings this year, though average sold price went down

by $30K.  The market here was all over for price, topping at $133/SqFt

 to a bargain $55 a sq ft.  The larger  homes brought the best price

 per sq ft for sellers.  Condition continues to be the difference

between getting the best price and selling at rock bottom.

Ada Michigan Real Estate Neighborhood Market Report Catamount Jan-Dec 2009

          Catamount properties are in the rolling hills adjacent to the Grand River

in the northern section of Ada Township in a gated community with privacy

 and wooded acreage.  Executive style homes with lots of room for

entertaining and all the custom extras  that make a home luxurious

are the norm here.  If you  are searching for a prestigious address,

this could be what you are looking for, as it is one of the most affluent

neighborhoods in the Grand Rapids area.

Catamount Active Listings: 4

Catamount average active price - $712,425

Catamount average active price /SqFt - $ 200.72

Catamount average days on market - 75

Catamount average sold price - $ 592,350

Catamount average sold price/SqFt - $ 207.54

Catamount average sold days on market - 142

Catamount Pending Listings: 0

The Absorption Rate for Catamount Homes is 10 months, which means

 if no new listings come on the market it will take10 months for the

existing homes to sell at the current rate of sales.  The average sold price 

dropped in 2008 and into 2009.  The average list price is $100K higher

than current selling price.  5 homes sold in the last 12 months, with 4

 homes for sale in this neighborhood.  Prices have eroded from 3-4 years

ago as is typical all over the area.

Foreclosure and short sale homes have likely affected the average price. 

 Homes on the upper end of the market are slow to sell in the current

economy, as the 5 sold and 8 expired homes for this Ada neighborhood

shows.

Roselle Park in Ada Michigan ~ Grand River Natural Habitat Trail

Roselle Park in Ada Michigan along the Grand River is  247 acre park that is

a dedicated Natural Habitat Refuge.  On a rainy Saturday a few weeks

ago, we stopped and took  a few photos.  It was cold and windy but

the fall colors were great.  We walked on one of the trails along the Grand

River. A very peaceful place to visit. Dogs on leashes are welcome.

the stars on top has been made into a 9 story observation tower.

The Grand River, the longest river in Michigan. It starts near Hillsdale MI and

winds it's way north then west, eventually emptying into Lake Michigan.

This spot is just north of the confluence of the Thornapple River at Ada MI.

Do You Put Your Best Forward Every Day?

Nature has so many lessons to teach us.  We don't always pay attention to what

she is saying but when we do....we have a chance to share a moment of clarity and

wisdom.  On our excursion through the Grand Rapids area yesterday, we encountered

this maple tree.  How many times have we sped past and not noticed it?

Hundreds, probably.  Why did we notice it yesterday?

It shone out its brilliant yellow light on a rainy day, saying:  Look at me!  In a few days

my golden leaves will be on the ground, so notice me today....right now!

Ada Township Park Participates in Connecting Families with Nature

Saturday Sept 19, 2009 ~ Free Ada MI Event

The Kent Conservation District is holding a Kick Off Event for their

Nature Passport Program. These local events will be  held at local

parks and Nature Areas this fall.  The events are to encourage

families to enjoy outdoor activities and your local park resources.

Ada Township Parks and Recreation - Invites families throughout

Kent County to come out and enjoy a family day at Ada Township

Park.  You can pick up your "Passport for Adventure".  Check in

at the Park Shelter to register and get your "Passports" and then

you can have a range of free activities for your day at the park.

Saturday Activities include:

  • Learning Center with nature artifacts and hands on science exhibits
  • Free racquets to borrow for tennis and pickle ball
  • Nature trails through woods and prairie with interpreters
  • Paved bike paths for walking & biking
  • Free fishing poles and bait to borrow at the fish pond
  • Scavenger hunts in the Arboretum
  • Balls for playing basketball & soccer
  • Plus additional fun ideas to help you enjoy your day at the park
