Absorption rate for Caledonia MI Market is currently 6.5 months, which means if no other
homes come on the market, it will take 6.5 months for the current inventory to sell at the current
sales rate. This stat is down by one third+ less than last year’s figure. We are seeing a definite
slowdown after the first quarter uplift in sales in Caledonia homes. Sell times are currently
edging out of the "normal" range of 3-6 months and back to a buyer's market.

Currently, there are only 10 homes listed under $100K, 39 homes listed over $ 500K, and that means 77 homes are listed between $100K and 499,999K, many opportunities in the middle brackets to own a home in Caledonia. In general, higher priced listings are seeing downward pricing pressure from buyers.
